What is going on around town?

If you take a look around town, you will see that a lot is going on. In visiting with people the last few weeks, I have been surprised to hear of several rumors and theories about construction that is ongoing. I have put this letter together to help you know the facts because it really is an exciting time to be living in Glenn Heights at this time.

First, Glenn Heights' first custom home sub-division in over 20 years is being constructed on the South side of Ovilla Road just East of Hampton Road. Many people think this is in Oak Leaf but it is very much a part of Glenn Heights. This housing development will consist of custom homes that begin at a minimum size of 1800 square feet and up. The minimum lot size will be 12,000 square feet.

Around 54 lots are being constructed in the first phase and I think there are three custom builders that have committed to take lots. Natural gas and City Sewer are both being provided by the developer. The sub-division is scheduled to contain around 250 homes upon completion. Second---across the Ovilla Road on Sunset Strip a number of duplex homes are being constructed to complete the construction on all the duplex zoned property along this street. These units are very nice and in high demand. The rumor that mini-warehouses were going in next to the car wash is not correct. There will be houses instead.

Third, Pulte is selling lots in the second phase of their third development in Glenn Heights. Phase One consisted of existing lots approximately 6600 square feet that they purchased already having been built in the 80's. In Phase two they increased the lot sizes to 7800 square feet and the average size in phase three will be 9000 with a minimum of 7800. Pulte's developer will be putting in trees, a meandering sidewalk, and landscaping along the South Side of Bear Creek as soon as we get our new water line installed.

Forth, The new water line I was referring too is a $432,000 project that the City Council unanimously approved last Monday night. This water line will run from the Dallas Pump Station at the existing water tower past Pulte's developments and will travel South to Top of the Hill Farms and Stone Creek coming off the South end of Pulte. It will cross through Top of the Hill by following Tin-Gee Top allowing fire hydrants to be installed at Pearly Top and Sleep Top and then it will travel South to Stone Creek Blvd. This line will alleviate water pressure problems as long as it is complete prior to the dry summer season. We have had delays on this project mainly due to easement acquisition and the land owners are all being asked to give the easements at this time. Most of them either have already been granted but it is really important for all of them to be complete very soon.

Fifth, The City is working towards another water project that will include a water tower which will be visible from I35E. This project will probably begin this Fall and will also require easement acquisition along UHL Rd. and along the County line between Hampton and UHL Rd. It will allow us to catch up on overhead storage capacity and will be a huge step toward better tasting and better mixed drinking water.

Real Estate prices are heating up and appraisals are increasing all across town due to the demand. Many prices have far exceeded the values that the properties obtained in the 80's and this is all due to a good economy and high demand. Glenn Heights does have high standards and the newer developments are going to meet these construction, zoning, and quality standards completely.

The City Park is continuing at a slow pace. The new building is still moving forward with donations of time, material, cash, and labor. This building has not costs the taxpayers anything because it has all been donated as a gift by several different businesses and individuals. It is exciting to be a part of such an unusual project and all are welcome to participate in it's completion.
